We have gone from 90% traditionally owned with 2.5% bank owned, 1% short sale and 6% leases. Currently we have 50% bank owned, 16% short sale, 18% leases and only 16 % traditionally owned. I attended a free seminar today on “How to Get Super Rich with Toronto’s Commercial Real Estate”. I saw an ad in the Toronto Star and the speaker Cherif Medawar gave a great talk for 2 hours. Last weekend was the Grand Opening of the “BeachHouse” development by Branthaven Homes. http://www.branthaven.com/brancontent.html This development is directly on Lake Ontario on Beach Blvd in Hamilton. I always like unique properties. They have 29 of the 55 townhomes in the project that face directly on and are only 50 m from Lake Ontario. Branthaven sold many of the townhomes though

Is there a change in the wind? There are many options a builder has to market new homes. They may sell the homes themselves, offer incentives for the public or Realtors to bring buyers to them, or they may put the homes on MLS. I believe that with the current competition for buyers that more builders will be fully cooperating or putting their homes on MLS. Many condo projects already do this. The
